PROJECT ASSISTANT

YOUR ROLE

As a Project Assistant you will be responsible for working with Project Managers in ensuring that jobs are organized and well-maintained from start to completion. You will have frequent contact with other departments, subcontractors, and clients so good communication skills are a must.

WHAT YOU WILL DO

  • Schedule the project in logical steps and budget time required to meet deadlines.
  • Implement all documents into our computer system.
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
  • Prepare contracts, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Track all necessary permits and licenses.
  • Study job specifications to determine appropriate construction methods.
  • Prepare and submit budget estimates and progress and cost tracking reports.
  • Oversee quality control programs.
  • Site visits for weekly meetings and take minutes
  • Work on obtaining bids for projects, contacting subcontractors for said bids
  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.

YOUR QUALIFICATIONS

  • Entry-level position (1-2 years of experience)
  • Assc. or BS in Construction-related field; preferred but not necessary
  • Internships in Construction preferred
  • MS Word, MS Project, Office-related Software

SUPERINTENDENT

YOUR ROLE

As a Superintendent you will be responsible for coordinating projects from start through completion with Project Managers.

WHAT YOU WILL DO

  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate with project team regarding ASI’s, RFI’s, and Material Submittals.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to project team for resolution.
  • Maintain daily log (computer-logged) of activities on the jobsite.
  • Perform Superintendent duties at multiple job sites, simultaneously.
  • Ensure subcontractor has corrected all deficiencies identified by project team.
  • Walk all units on project daily to monitor activities and assist in future planning.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.

YOUR QUALIFICATIONS

  • Assc. or BS in Construction-related field preferred
  • 10+ Years in Commercial Construction
  • Procore, Site-documenting skills (camera, tablet) needed
  • Must be detail-oriented

PROJECT MANAGER

YOUR ROLE

As a Project Manager you are responsible for coordinating with your Superintendents—under the supervision of the Sr. Project Manager.

WHAT YOU WILL DO

  • Schedule the project in logical steps and budget time required to meet deadlines.
  • Determine labor requirements.
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Obtain all necessary permits and licenses
  • Study job specifications to determine appropriate construction methods.
  • Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing.
  • Prepare and submit budget estimates and progress and cost tracking reports.
  • Develop and implement quality control programs.
  • Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
  • Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
  • Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
  • Evaluate construction methods and determine cost-effectiveness of plans, using computer-based collaborative software.

YOUR QUALIFICATIONS

  • Assc. or BS in Construction-related field preferred
  • 2-3 years in PE/PM Position
  • Procore, MS Project, Project Mgmt. software exp.
  • Must be detail-oriented
